Terms and Conditions

Welcome to DTS LuxEM!

These Terms and Conditions outline the rules and regulations for booking and staying at properties managed by DTS LuxEM, accessible via book.cefasuk.com. By booking with us, you agree to comply with all terms stated below. If you do not agree, please do not proceed with the booking.

1. Booking & Payment

All bookings are subject to availability. Full payment is required at the time of booking via Airbnb, our website, or agreed payment methods. Cancellations made more than 14 days before arrival are eligible for a full refund.

Bookings within 14 days of arrival are non-refundable.

Payment methods accepted: Credit/Debit Card (Visa, MasterCard, American Express) or Bank Transfer (GBP).

2. The Parties

Guest:The person(s) booking and staying at the property.

Host: DTS LuxEM.

The Host agrees to lease the property (“Premises”) to the Guest for the agreed Lease Term, starting at the check-in time and date, and ending at the check-out time and date.

3. Occupancy

Maximum occupancy: 13 guests.

Unauthorized guests may result in immediate termination of the booking and additional charges of £100 per guest per night.

4. Check-In & Check-Out

Check-In: After 3:00 PM (flexible with prior notice).

Check-Out: By 10:00 AM.

Late check-out may incur a £250 fee.

Guests are responsible for leaving the property secure, clean, and with all keys returned.

5. House Rules

No parties, events, or loud music.

No smoking or vaping indoors; smoking outside only.

Pets are allowed only if pre-approved (up to 5 pets).

Service animals are always welcome.

No illegal activities or disruptive behavior.

Guests must respect neighbors and quiet hours (8:00 PM to sunrise).

6. Security Deposit

A security deposit is required and will be returned within the legally required timeframe, less deductions for damage, missing items, or violations of house rules.

Guests are responsible for any damage or additional charges incurred during their stay.

7. Maintenance, Repairs & Utilities

The Host is responsible for utilities unless otherwise stated.

Guests must maintain the property in a clean and safe condition.

Any damage, loss, or required repairs caused by the Guest will be deducted from the security deposit or invoiced directly.

8. Keys, Parking & Access

Guests will be provided with keys and/or parking passes if applicable.

Lost keys or passes may incur replacement charges

The Host may access the property with prior notice for maintenance, inspections, or emergencies.

9. Internet, Amenities & Liability

Wi-Fi and amenities are provided “as is.”

Guests use all amenities (hot tubs, pools, fireplaces, etc.) at their own risk.

The Host is not responsible for accidents, personal injury, or damage to personal property. Guests are advised to have their own insurance.

10. Illegal Activity

Use of the property for any illegal activity, including drugs or disruptive behavior, will result in immediate termination of the stay with no refund.

11. Subletting & Commercial Use

Guests may not assign, sublease, or use the property for commercial purposes.

The property is for residential use only.

12. Governing Law

This agreement is governed by the laws of England and Wales, and the parties submit to the exclusive jurisdiction of the English courts.

13. Liability & Indemnity

Guests agree to indemnify and hold the Host harmless against claims, damages, or losses arising from their use of the property. The Host is not responsible for lost, stolen, or damaged personal belongings.

14. Intellectual Property

All content on our website, including logos, images, and text, is owned by DTS LuxEM and may not be reproduced without permission.

15. Comments & Links

Guests and users may leave comments in designated areas.

DTS LuxEM is not responsible for the content of user-generated comments.

Approved organizations may link to our website with prior consent.

16. Amendments

The Host reserves the right to update or amend these Terms and Conditions at any time. Guests will be bound by the updated terms upon booking or using the property.
